What does rent include?
Your Rivers Edge rent encompasses a comprehensive package, featuring internet access, water, sewer, trash removal services, in-unit washer and dryer facilities, full access to all amenities, and a dedicated, responsive staff ready to assist you whenever you require their support.
When do I pay rent?
You have the flexibility of selecting one of three installment payment options to cover the full lease amount. These options include a single installment, two installments, or twelve installments. If you opt for a single installment, it’s due on August 1. If you prefer two semester installments, they are payable on August 1 and January 1. In the case of twelve installments, the first installment is due on August 1, and the subsequent eleven installments are due on the 1st of each following month. It’s important to note that these are installment payment options, not monthly rent arrangements.

Are pets allowed?
Absolutely! Pets are welcome at Rivers Edge. Additional pet fees may apply.
Does my lease include insurance coverage for my personal belongings?
Rivers Edge insurance policy does not extend coverage to your personal belongings. To safeguard your possessions in case of unforeseen events, we strongly recommend obtaining renter’s insurance. This type of insurance is typically cost-effective and will provide protection for your personal belongings.
Am I able to break my lease for any reason?
The lease agreement at Rivers Edge is legally binding and cannot be terminated prematurely. If you find yourself unable to reside at Rivers Edge after signing your lease, you will be required to explore the option of re-letting. For details on the re-letting process, please get in touch with the leasing office.
What do I do if I need maintenance?
For any maintenance requirements, you have multiple options. You can either visit our resident portal on our website and submit a maintenance request, call our service hotline, or visit the front desk in person. In the event of an emergency, please contact the front office without delay.
What is included in the unit?
Rivers Edge is outfitted with a complete set of energy-efficient appliances, including a refrigerator, microwave, dishwasher, and washer & dryer for your convenience.
How do I receive mail?
Your mail will be placed in your designated mailbox situated within your apartment complex.
What events can I expect at Rivers Edge?
Rivers Edge hosts a variety of resident events including pizza parties, and Taco Tuesdays. These gatherings not only offer complimentary food but also provide an excellent opportunity to socialize and meet new people!
Are leases available for families with children?
Yes, the property does provide leases for family occupants with a child under the age of eighteen who resides with at least one parent, legal guardian, or another individual with legal custody of the child. Additionally, a designee of such a parent or legal guardian, with written permission, is also eligible. For family households with children, all household members aged eighteen or older must follow these guidelines: (A) complete an application, and (B) sign the lease as a Resident. In family households with children under the age of eighteen, it is permissible for at least two individuals to occupy a single bedroom. If a family household with children under eighteen requires additional occupants per bedroom, this may be considered on a case-by-case basis. The decision will be based on factors such as the bedroom and unit size, the age of the children, unit configuration, physical property limitations, and local occupancy codes. Should a child occupant reach eighteen during the lease term, the lease will be allowed to complete its current term, but any renewals will adhere to the occupancy policy as stated. Child occupants who are under twenty-four months old when the lease is signed will not be counted towards maximum occupancy under this policy. However, they will be considered for subsequent leases if they reach twenty-four months of age during the term of the lease. The Landlord reserves the right to lease any unoccupied bedroom(s). Families seeking more information about the application process for family households should contact the office directly, as this process differs from individual leasing, and not all required forms are available electronically.
